— Environmental Site Assessments

Greenleaf Management conducts Phase I ESA protocols according to the EPA's All Appropriate Inquiries ruling.  The purpose of a Phase I ESA is to identify any and all environmental risks or potential risks that may negatively impact the property.

Our Phase I ESA will provide a professional opinion as to the potential for contamination to exist, which may require further remedial activities. The Phase I ESA includes the following general scope of work.

  

  • A physical assessment of the site for potential environmental problems or suspect areas of contamination such as past land fill activities, buried debris, stained pavement or stressed vegetation, wells, vent pipes, fill pipes or other signs of above- or below-ground chemical storage areas, septic tank drain fields, and transformers which may contain PCBs. The site inspection will include a visual inspection of any structures on-site including maintenance structures, storage areas, and occupant spaces. The condition of adjoining properties are also noted during the assessment.

  • A review of available records to establish past land usage. Information including city directories, ownership titles or liens, Sanborn maps, USGS publications, aerial photographs, and prior environmental assessment are reviewed if available. Any available topographic, hydrogeologic, and geologic information is also reviewed.

  • Interviews are conducted with past and present owners of the site. In addition, owners/occupants of surrounding properties are also interviewed to obtain information about uses and conditions at the site.

  • A review of data from local, State and Federal sources as to legal listings under RCRA, ERNS, CERCLA, FINDS, UST, LUST and other state or federal programs.

  

A final report is prepared documenting all of the conditions observed, and any/all at-risk environmental conditions discovered during the assessment. We will also provides conclusions regarding the likelihood of the site being negatively impacted by these conditions. If needed, recommendations for further exploration are provided.

Our standard turn-around time for completion of a Phase I ESA is 2 weeks. If an escalated turn-around time is needed, notify us in advance and we can expedite the process.
